WHEN DOES THE BY-LAW TAKE EFFECT?
The new "Rental Housing Property Management By-law" comes into force the 31st of August 2021.
WHAT DOES THIS MEAN?
With the effect of this by-law landlords and property managers will be responsible to comply with various requirement regarding the day-to-day operations of rental management as well as the overall and long-term maintenance plans for properties. Some of the highlights include the following requirements:
Capital maintenance plans for apartment buildings (see sections 3 to 5)
Procedure and record keeping requirements for handling tenant service requests (see sections 6 to 9)
All urgent tenant service requests must be responded to within twenty (24) hours and all non-urgent service requests within seven (7) days (see sections 10 to 12)
Provide all tenants with detailed information packages (see sections 13 to 23)
Maintain a tenant support registry (see sections 24 to 28)
Maintain integrated pest management plans for each property for plans regarding inspections, and treatment plans for bed bugs, cockroaches, ants, rates mice and any other species known to cause infestations at the property (see sections 29 to 40)
